THE PROBLEM

This block of flats had severe water penetration
problems caused by failed cavity trays in the
parapet walls and failed roof and terrace
membrane. Water was also running down
through the exterior stairwells from the joints
in the pre-cast concrete steps. The block is
situated in a very exposed position and is
regularly subject to wind driven rain which
is forced into any weak joint or flashing. The
cost of maintenance in these circumstances
was very high.
 

PROBLEM SOLVED

The problem was permanently solved by total
encapsulation with RoofKrete System 4.
Photos show finished penthouse roof, finished
terrace membrane, wire mesh fixed over
parapet wall and being plastered with RoofKrete
Compound.The RoofKrete mesh is continued
over the terrace deck to form a seam-free and
trafficable waterproof covering.This method
eliminates the need for cavity trays and flashings.

The steps and risers of the top stairwells are
covered with RoofKrete mesh which continues
up the walls of the stairwell to form a permanent
seam-free covering. This encapsulation of the
top stairs and walls effectively prevents water
from running down through the stairwells below.

RoofKrete is a wooden float finish and can be
decorated with masonry paint etc.

The installation of RoofKrete will mean a
substantial saving in maintenance costs
because RoofKrete will last the life of the
building without the need for any maintenance
apart from keeping outlets clear.

This job also produced a massive initial saving
for the building owners. Bitumen membranes
and cavity trays were quoted at about
£100,000.

RoofKrete quoted costs for the same job were
less than £50,000!
